    • Provide reduced fixed fees for our other optional vertical transportation services; saving time and money in the procurement process, requesting quotes, quote submissions, approvals, invoicing, etc.
    • Fixed fee regardless of portfolio size or any changes during the term.
    • Additional cost-saving opportunities if a three-year agreement is adopted.
    • Consistent levels of service across your portfolio.
    • Consistent, transparent, fixed costs across your portfolio.
    • Consistent quality reports and documents across your portfolio.

    A detailed technical analysis of the current health of your lifts and escalators, highlighting key areas of potential risk due to (but not limited to):

    all of which can be particularly useful when budget forecasting and planning. These reports can be particularly useful when purchasing or selling a property within a portfolio.

    An independent third-party view of your lifts and escalators, with a focus on the levels of service being provided by the incumbent service provider. Our audits will highlight any safety concerns, the quality of the planned preventative maintenance (PPM) being provided, potential issues, degrading components, and provide solutions to improve reliability and performance.

    Our audits include a review of your assets' performance figures (for the previous 12-month period) for:
     

    • Service attendances
    • Breakdowns
    • Completed repairs
    • Costs
    • Thorough Examinations (under the Lifting Operations and Lifting Equipment Regulations action items).
    • Current service contract and the terms and conditions

    An in-depth technical survey of your equipment, providing solutions to ensure the best use of your budget is achieved. Our report will contain budget planning advice, with a one to three year or a three to five year timeframe aligned to meet your needs. We will also provide guidance regarding the following options:
     

    • Repairs/upgrades
    • Modernisation
    • Replacement: Full/partial
    • New equipment
    • Compliance
    • New to the industry
    • Sustainability
    • Efficiency/energy cost savings

    Provision of our industry expertise, knowledge, and guidance regarding all problematic assets experiencing repeat failures, unreliability, poor performance, and uncontrolled costs where no action plans or root causes have been provided by the incumbent service provider.

    As part of our service, we will attend the property and review all available information regarding the identified asset(s), and provide solutions and recommendations to improve the situation; including all potential options and budget costs. We will work with the incumbent service provider to ensure your needs and requirements are understood and met. We will also review all costs incurred and, where appropriate, request credit notes.

    Collaborate with your procurement team and provide support in the following areas:
     

    • Write contract specifications and manage competitive tender processes.
    • Provide guidance, through industry knowledge and experience, regarding individual companies, geographical coverage, economies of scale, and contract levels.
    • Provide contractor management support.
    • Ensure SLAs and KPIs are clearly identified and understood.
    • Confirm costs.
    • Conduct PQQ with all bidders, including the use of any third-party systems (such as Vantify).
    • Reviews and re-tender support for planned preventative maintenance (PPM) contracts.

    Provision of bespoke solutions tailored to meet your site-specific needs. We will provide turnkey solutions covering the following areas:
     

    • Project management.
    • Principal designer.
    • Review and approve contractor construction phase plans (CPP).
    • Chair pre-start meetings and regular progress meetings. 
    • Monitor site progress against the agreed programme of works, providing weekly updates to key stakeholders.
    • Conduct the attendance for the witness test and handover, acceptance, sign off of project completion, and confirming the warranty start date all on your behalf.
    • Support with any performance issues during the warranty period.
    • Confirm all snagging items have been completed and sign off. 
    • Conduct end-of-defect inspection and issue a report; a critical action if the asset is going to be moved onto another incumbent service provider to provide the PPM post warranty period. 
    • Ensure that all the required certification and O&M manuals have been provided at handover.

    Service: Lifecycle report

    Shannon Airport enlisted HSB’s Vertical Transportation Services to help them make an informed decision on whether to refurbish some of their existing lifts or purchase new ones. Our report presented the repair costs of the existing lifts along with the expected extension in operating life; including recommendations.
