Insurance aspects

The construction of the Burj Dubai is a challenge not only for civil engineers and construction workers but also for the insurers. When the main policy for the superstructure was concluded, for example, the insureds wanted to have the completed foundation work included in the scope of cover – although the insurers had not monitored the execution of this work. Their reservations were allayed by a surveyor's engineering opinion. All material changes in the risk during the construction work like the height and occupancy of the building had to be approved by the insurers and endorsed to the policy.

Especially when structures of these dimensions are involved, risk management measures and close cooperation between all the parties involved in the project are imperative. It is also essential that the insurers be informed on the progress of work and have access to materials testing reports, so that they can request any unscheduled meetings and visits to the site that may become necessary in addition to the regular site inspections (e.g. to monitor the fire protection measures).
